Mortgage brokers are responsible for advising their clients, either people or companies, on the best mortgage for their particular circumstance. They can offer products from a single financial lender or work with many different lenders at the same time. It is in the mortgage broker’s best interest to find his or her client the best possible mortgage.

A mortgage broker business can be set up in a small office in either an office building or retail space or even better yet, in your own home office. You may be surprised by this fact but clients do not mind coming to your home office. However, much of the time the first meeting can be at the client’s home.

All you will need is a telephone or computer. Almost all of the work done by a mortgage broker is done on the phone and with a computer.

You will be meeting with clients to assess their financial needs and what programs they are qualified for.

Advising the clients on which mortgage program is appropriate for their circumstances.

Complete a very extensive application form, depending on which mortgage company you have in mind for your client. Different mortgage companies require different application forms.

Submit application to various financial institutions and inform client of decisions.

Make sure that the appraisal has been done on the property being considered.

Contact the title company to make sure all documents have been properly drawn up and then schedule the closing.

Attend the closing.

Keep in touch with your clients after the closing. This will result in referral business.

To be able to do this job you will need to be certified and licensed, depending on the state in which you reside. There are many good training programs available.
